TERMS AND CONDITIONS

1. Provisional bookings may be taken by telephone or e-mail. Booking forms must be returned with required deposit within 10 days, or provisional booking will be cancelled.
2. Balance is payable 6 weeks before start of holiday date.
3. If balance is not received by stated time, the owners reserve the right to cancel the booking and retain the deposit; and re-advertise the holiday.
4. Bookings made within6 weeks of start date must be paid in full.
5. Holidays booked from overseas must be made payable in pounds sterling drawn on a London bank.
6. No single sex parties allowed unless by prior agreement.

1. The hirer is responsible for total cost of holiday.
2. In event of cancellation by hirer, the owner will advertise the holiday again, and refund monies paid (less deposit which is non-refundable) if successful.
3. If due to reasons beyond the control of the owner, the property becomes uninhabitable, all monies including deposit will be refunded. The owner will be under no further liability to the hirer.

1. The hirer agrees to send a separate cheque for £100.00 per week as damage deposit (amount to be returned should no damage be incurred within 10 days of end of holiday).
2. The hirer undertakes to ensure that all members of their party do not cause nuisance to residents of neighbouring properties.
3. The hirer is responsible for leaving premises in a clean condition, with goods and chattels in good order; otherwise a charge will be deducted from damage deposit. This clause excludes reasonable wear and tear.
4. Damage found will be costed and deducted after hirer has been notified as soon as possible after vacating premises.
5. The hirer agrees to allow reasonable access to the property to the owner and contractors should any remedial work be required (i.e. electrical/plumbing etc).

1. The owner does not accept responsibility for any material loss or damage, or inconvenience directly or indirectly caused by naturally occurring problems with plumbing or electrical faults, or bad weather.
2. No responsibility is accepted for loss or damage to vehicles and their contents, or property belonging to any member of the party.
